Not sure what those numbers were, but for example, $2,000 in closing costs can't be more than 5% of total loan amount, means loan can't exceed a total of 43000 or so. Nobody here can answer your question without seeing your complete finances. You need to contact a local lender, have them pull your credit and discuss what options you have. We don't know the answers to the following questions:

Are you salaried (receive a W2) or self employed? How low is your income?
What is your debt to income ratio?
Good credit does not indicate your credit score. People can have a credit score of 650 and say it's good credit. It's not.
A lender would need to see more information on your investment property.

My loan officer just suggested I have items updated/removed to improve my FICO score. I am a landlord and property manager and there are good ways to get around a credit check. First off you have to be entirely forthright with the manager in the application interview and give them the heads up that your credit is shaky. Then reassure the interviewer that you have cash. Save enough for twice the security deposit! This is very impressive to have an applicant with the self discipline to save that kind of money. There are no rules that I am aware of preventing over-paying the security deposit but be sure the document reflect that double security.
