I went to buy a condo in the Regency Park condo assn. My inspector found polybutylene pipes. A big problem waiting to happen. I don't know if the owner knew this or not. I suspect not. But, the realtors should have advised this could be a problem there because i the area, during this time frame many buildings had them. With the high content of chlorine in the water, it can be a real problem as the chlorine eats away the pipes from the inside and they become quite brittle. Just hitting the wall hard enough at the right spot can cause an systematic failure. I too withdrew my offer, but not before I asked the owner to repipe and I was offering to repipe the one above. If you are on the ground floor, it's a nightmare. ... more

If you do in fact find a rent to own property that you want to purchase, please make sure that you have a title search performed on the property by a title company and have a real estate attorney review your contract for purchase, deed work and mortgage documentation. Having a professional review this documentation for you can save you should there ever be an issue in the future with you and the current seller. ... more

Kelsey Hicks answered:
Mr. Nguyen,

I have attached a link to edulog query. You can type in the address that you are interested in, choose what grade level and it will tell you if there is bus service to that address. For 6104 Rising Meadow it states that it is walking distance to all three schools so there is not bus service. If that doesn't seem to be correct, you can always call the transportation division of the AISD and they will help you. 682-867-7850
If you need someone to show you the home and you are not already working with an agent, I would be happy to help. Have a great day!

That would depend on whether it was a cash deal or if you had to get financing. With cash deals I have seen closing costs as low as 1% and under of the sales price. With financed mortgages closing costs are usually at around 3% but could be more depending on the title company. In addition to closing costs you will need to get an inspection done as well. I've seen inspections as high as $500 + but I get my clients top of the line inspections for nearly half of that at $275 plus an additional $100 for the optional termite inspection. You must also set aside for a down payment which is typically 3.5% of the sales price. ... more

Don Groff answered:
Yes, Don is correct. What you see in RealtyTrac are not actual listings. They may be someday but these homes are not assigned to a listing broker as of yet and are not available for sale. Once they are in the MLS, which is where they all end up, you can look at the full listing with address information.

If you're referring to Parkmeadow Dr. in S/E Arlington, community services are all within an easy driving distance including two shopping malls, dozens of restaurants, major food store chains, I-20 access to Dallas or Fort Worth, or to DFW Airport. Lots of home choices in this area. Hope this helps.
