The payment calculator has a generic amount that they use for all properties in a certain price range. The taxes stated in the listing are the actual amount. You can override the 1500 generic amount and insert the actual amount of 645 to get a more accurate calculation. ... more

I don't consider those 2 areas you mentioned to be particularly close to each other, especially during rush hour. There is no freeway that really connects those areas as most of our freeways run N/S within the 101 Loop, which both these points are. Thomas Rd, Indian School Rd, Camelback Rd, Lincoln Dr. or Shea Blvd are going to be your best options.

You might consider the Tatum/Shea Area (85028/85254), which is close to the 51 & not a far jog from Downtown Scottsdale, Thomas/64th St area (85251) but maybe consider looking north of Thomas. Also, consider Scottsdale Rd & Shea (85253)- this area is a bit more expensive, but might be the easiest commute between the 2 points, since Shea is a fast moving E/W Rd that connects with both the 51 FWY & Scottsdale Rd. Northern Tempe (85281) might also be an option to take the loop 202 between the 2 points.

Check out my website to search MLS for rentals by zip code at and be sure to select the "Residential Rental" option for the type of rental. Good luck!

Look for homes, condos, or apartments that are currently occupied, but have tenants moving out just before your move-in date. Pretty much all landlords will not hold a property vacant for someone longer than 30 days. A good place to start would be with some property managers and apartment complexes to see what places they MAY be having available around that date. The issue is, landlords might not know if the tenants will be vacating at the end of their lease yet. Most landlords only require a 1 month notice to not renew the lease.

Best of luck!

Hi there!

I myself am a transplant from Detroit. I know how cold the winters are and how humid the summers can be! I love Arizona, been here since September of 1995. The heat can get to you at times BUT the winters are short and not so cold. If you find a place with a pool, then you should e set for the rest of the seasons.

Let me know if you have any other questions.

Best of luck to you!

If you haven't contacted my colleague, James (great agent), I can also help. I worked nearly exclusively as a Fannie Mae List Agent from 2009 to 2013 and closed 150 homes, from Fannie & other banks and negotiated some short sale listings along the way.

So, I know the process in and out- when they are likely to do price reductions, who calls the shots and what the motivation is as the asset manager goes through inspection/repair negotiations. I've also seen some unreal sale scenarios to know what the pitfalls can be and how to avoid them.

That being said, frequently the drawbacks on an REO, like giving up most of your rights for recourse if something goes wrong, can outweigh some of the benefits (namely the price) when the prices really aren't that much of a bargain. REOs in many cases can be listed for as much (or more) than other comparable listings. Please take a look at a blog I wrote a number of years ago:

Since REOs make up a small portion of our listing inventory in Maricopa county (785, or 3.5%, of 22,176 actively listed), you may be looking for a needle in a haystack and miss some other great opportunities.

Whatever you decide is best, I know I can be a good resource to you. All the best!
