As Grace Morioka pointed out, that is a notice of default, not a property for sale.
The small loan amount listed of $3,095 suggests to me that is for unpaid Homeowner's Association fees. That is not the amount that you will have to pay for the property.
If this property goes to a trustee's sale. all that you can buy is the interest that the homeowner's association has, you do not get the property. For you to get the property, you also have to pay off the mortgage holders, tax liens and any other liens against the property. The amount of all of the other liens is often more than the fair market value of the property.
As Grace pointed out that listing is very misleading. I know it looks like you could buy that property for $3,095 but that is not the case. Also as Grace pointed out, Realty Trac is merely using advertisements like that to get you to sign up and pay for Realty Trac to get the notices of default from Realty Trac.
However, if it is information about notices of default that you want, you can get that information from the Santa Clara County Recorder's Office at no charge. Why pay Realty Trac for information that the Santa Clara County Recorder's Office will provide to you. at no charge?
