The for sale listing I see is from a local realty and is listed on the MLS.

Probably you tried to find out more while the property status was changing. An offer was accepted for this San Jose home on March 20 and on that same day the status was changed from "active" to "pending do not show". On April 22 escrow closed and the status was changed to "sold"

It was built in 2005 and last sold in 2006. It is not listed for sale. If you look at the Trulia web page you asked your question from you can see that the Trulia estimate is actually lower than the Santa Clara County Tax Assessor's appraised value. The web page address is in a sold subdirectory.

Computer generated values are often wrong. Work with an experienced real estate agent and get results. Homeowners aren't desperate to sell their homes. If a home is for sale at a reasonable price you will be competing with other buyers.

Anytime you see any listing here on Trulia (or Zillow) or any real estate site with the words "RealtyTrac", please know that the information is not an actual listing, but a notice of sale or notice of default. In most cases--especially now with housing prices very much on the rise--the owner will "cure" the default far in advance of any sale.

If you really want to see actual homes for sale in the Santa Clara County, try the public portal of the MLS at www.mlslistings.com. This will give you all the information about the homes for sale in any city in the county.

And, of course, working with a great Realtor will help you find and purchase a wonderful home for your future! Unfortunately, however, finding a home for $3,000 is never going to happen here in the State of California! So set realistic goals, get yourself approved for a loan, and get a home while interest rates are lower!

Auctions are really under priced to start in order to get the room at the auction over crowded. I've sold homes at auction before and have deliberately priced the home below market value in the advertising knowing it will sell above market value at the end of the auction. Once people see the below market price, they start fantasizing about living there, which makes them want the home so badly, they stay in the bidding even as it goes over market price.

The real question is how "not so well" is your credit? Please call me and lets sit down, create a credit application, look at your credit report, and see if you can fit into any government programs that will lend to you in spite of your credit situation.

As Grace Morioka pointed out, that is a notice of default, not a property for sale.

The small loan amount listed of $3,095 suggests to me that is for unpaid Homeowner's Association fees. That is not the amount that you will have to pay for the property.

If this property goes to a trustee's sale. all that you can buy is the interest that the homeowner's association has, you do not get the property. For you to get the property, you also have to pay off the mortgage holders, tax liens and any other liens against the property. The amount of all of the other liens is often more than the fair market value of the property.

As Grace pointed out that listing is very misleading. I know it looks like you could buy that property for $3,095 but that is not the case. Also as Grace pointed out, Realty Trac is merely using advertisements like that to get you to sign up and pay for Realty Trac to get the notices of default from Realty Trac.

However, if it is information about notices of default that you want, you can get that information from the Santa Clara County Recorder's Office at no charge. Why pay Realty Trac for information that the Santa Clara County Recorder's Office will provide to you. at no charge?
