You get to know your neighbors in a small boutique building. It's usually quieter and has a feeling of a "club". However, if any work needs to be done - the larger building will spread out the expenses amongst the owners, even though high rises over 25 floors could become more expensive anyway.

We do anticipate 2 to 5 years improvement projects in Miami and Miami Beach, as well as in new upcoming areas as Design District, Midtown etc.

Everything is either getting a gut job or new buildings are coming up - primarily in luxury segment of the market.

The project in Miami Beach was super needed - due to flash flooding there.
Once the project is complete - it's going to be even greater!

However, detours will take place for large events - like Memorial Day hip hop festival, or Ultra festival...Normally though, even for Art Basel, Christmas or Easter/Passover - there are no detours...

When you say "Good For Senior Citizens" - it opens a world of questions and ideology. Ocean Drive and especially the SoFi Neighborhood of Miami's South Beach is typically a "party" destination favored by many trendy and sporty types.

There are many restaurants, nightclubs and bars in SoFi. Let me not forget to mention that there are some very nice beaches and all kinds of exciting events going on there too!

I didn't see anything else. it looks like there is small building. but to be sure I will do a further investigation but I have to leave right now to show some properties.
