1893 Shore Dr. S. has been under contract since 6/01/11. It is a short sale, which can take several months to get an answer from the Seller's lender(s) to see if they will agree. In this instance the listing agent has said there is only one mortgage/ender involved. For this reason they often leave the sale as Active With Contract to be able to continue marketing the home and accepting back up offers should the first buyer get tired of waiting and walk. Most Short Sale contracts do require the Buyer to wait a minimum of 45 for a response from the lender, though many lenders want to see the 120 day limit in the contract

As Sheri stated the monthly maintenance fees are $291 and the tax records show the 2010 taxes as $622.89 and yes it is a 55+ community and this property is being sold as a short sale which has been on the market since January 2009. The property is also a co-op not a regular condo ownership.

Understanding the impact of these factors will influence your decision. As a Condo co-op it will probably have to be a cash deal or at least 35% down if a lender will finance it.

There are two units for sale in Shore Tower a 3/2/1 with 2160 sf maintenance of $634 and a 2/2 with 1140 sf maintenance of $304. That is common for the maintenance fee to be proportionate to the square footage.

Robert, I find no record in the tax database or the Multiple listing service of a single family home located on Shore Blvd S #202. The nearest address of available property was a condominium complex, 1/1 for $59,000.
However, there are 55 single family homes in bank owned or short sale status in the 33707 area. These single famiy home range in price from $45,000 to $2,500,000. As you are aware, all of these homes currently on the market are very receptive to an offer. IF you need more information or assistance just give me a call.
