that depends on how many layers of shingles is on there at the moment. are u going to remove everything down to the roof boards. will any of the boards needs replacing. have u ever replaced your roof before. so until u get a contractor out there your cost option may vary. best to get more than one contractor's opinion and estimate, then and only then can u make a decision on whats your best option. good luck ... more

I can tell by the odd price it sold for it ,went back to the bank or lender. When there is bidding by individuals and sold the selling price will be an even number (ie $356,000). The price that it actually sold for here $355,632 was the upset price. A contractor may buy your home and can do most of the work for minimal money. Get an estimate just to get an idea of the cost-so if a buyer mentions any of these problems you will be knowledgeable about the repair costs. Don't rebuild the house for someone else.
