Use to fully understand + analyze all real costs of homeownership, including purchase price, down payment options, closing costs (title insurance, bank fees, inspection/appraisal, legal), mortgage financing- interest rate, term, points, pre approval requirements, RE Taxes, HO Insurance, utilities/maintenance/condo fees, selling costs (broker commission, capital gains tax, state transfer taxes). is educational, in-depth, easy-to-understand. Invaluable especially for serious first-time homebuyers.
The town of Rye or New Rochelle in Westchester, and on Long Island try Garden City, Floral Park, Massapequa, Bellmore.

I'm in Westchester County and with MetroNorth, Long Island Railroad, PATH, express busses, etc. living in any of the New York City suburbs makes commuting to Manhattan easy & convenient. Remember the further out you live, the more expensive and more time the commute is.

Realtors and lenders must obey Fair Housing laws and they cannot tell you which towns have more white, black or Hispanic residents. You can do your own research visiting the U.S. Census Bureau's website. As a guideline, neighborhoods with very expensive housing will have more white residents while low income neighborhoods will have more black & Hispanic residents. Most towns are very diverse and you need to realize there are different types of housing in all communities.

You will be limited with your home search based on your financial qualifications. How are you paying for your new home? 100% cash? A mortgage? If paying cash, you will be looking at homes with what you can afford. If applying for a mortgage, your lender will tell you what you can afford. Lenders will review your employment, salary history, credit scores, types of outstanding credit, savings and debt to income ratio. As an example, you may think you can afford a $500,000. House but your lender may tell you that you can only afford a $300,000. Home. Therefore, you may be restricted to neighborhoods that you didn't think about. You will need to keep your options open. As mentioned before, there are different types of homes. You may decide to buy a co-op in a better neighborhood with high quality schools or you may choose to buy a house because you insist on having a backyard.

Good Luck.

Hi Dax!!

For starters, for an urbane, yet homey kind of feel, with walkable downtown areas - - Look into Maplewood, S. Orange and Montclair - all 3 have the mid town direct train into Manhattan (30 - 40 min ride into Penn Station, no need to change trains), which makes for an easy commute........artsy kind of towns - not to worry - Starbucks everywhere!! :)
Also convenient (15 min drive) to 2 malls (when you're in a Bloomingdales kind of mood)!!

Lots of choices for interesting restaurants, boutiques - even movie theaters (in EACH TOWN) and a performing arts center (in S. Orange). Close to recreational activities, too!

Feel free to reach out to me for more information!! My website has links to other information you may find useful.

Best wishes..........

If the lender requires you to sign an arms length affidavit as a condition of the short sale approval, the answer is NO. The affidavit state something to the following - no family member or business associate share a business interest with the mortgagee, and that there are no hidden terms or special understandings between the seller or buyer or their agents or Mortgagee.
Always mention this possibility to your closing attorney ahead of entering into the contract to be sure based on your specific circumstances. Tom Hinz

Areas are all about personal preferences, budgets, wants, needs, lifestyle; therefore consider researching areas of interest on your own, and take the time to visit more than once, then determine where your comfort level can best be reached; don't simply just entertain what other people think or say, another's opinion may not be anywhere near the best thing for you. If schools are a concern, again, research on your own; perhaps the links below may be of some help.

My area offers a lot of options, and many local residents commute daily into the city - the express bus can run 40- 55 min.

Best areas = high prices, so if you share your price range, I'd be better able to guide you.

Some towns in my area to consider are: Livingston, Millburn/Short Hills, Roseland, Chatham, N Caldwell, and the list can go on and on.

Please contact me at your convenience, and I'd be happy to get you started!

Best wishes..

Oil tanks in the ground are going to be a problem. I know that this ruffles feathers, in my opinion they have to come out of the ground. This becomes an issue for the buyer in their ability to either get a mortgage or get home owner's insurance. This then becomes your problem as a seller. ... more
