You are probably not a realtor, number one this home is on the Legacy Golf Resort and does not appy to the same rules as a home that is close, it has the protection of surplus funds in the HOA, never been foreclosed and paid for in full, well maintained and has had the benifit of being built by the builder of the year and still has home owners warrranty so thats the diffrence when you think you're looking at apples and apples, maybe to look again with this in mind new is NOT synominous with nice. so don't be confused with that also if you feel its over price then buy elsewhere but keep in mind it is pretty extravagant to be cheap sometimes. but good luck finding that bargan home to take your family to and live in. Now I am only speaking for my own home at 3131 legacy dr 1088. Well kept and stated by most that it does show like a model, one couple asked if we lived here full time. I will consider serious offers but we're not desperate or in a hurry real estae 's goingback up . But we're reasonable. call if you're serious 602.268-1462 ask for Bob ... more

There are new programs in AZ that require .5% down payment, you will need to improve your credit score however. This is not a grant program and there are no area restrictions, only income limits. Your first step will be to consult with a lender to see what can be done to improve your score. ... more

Depends on the specific property address and the Property Manager or individual that owns this particular property your looking at. Leases vary from 2 pages to 30 pages it is always good to go with a reputable company and review the document and ask for second opinions regarding the document before you sign. You should not feel pressured to sign a lease until you have had the time to do your homework.

Hi Catherine,
You should check the homes you view to be certain they are "For Sale". This home is "Sold".

We have lived here since 2007 and have been very happy. I have seen a lot of people move out, but good people have replaced them, and this place has the potential to be an amazing community if people would stop with the fear. Several people moved to places like Gilbert and other areas, and have gotten robbed. There is crime everywhere, but in this community people are out and about which helps reduce crime. The less we are afraid and the more we build this community, the better it will be. ... more
