Normally, there are lots of places for rent in those areas. I would follow the advice of Aaron and Cheree Tiry below. You can also drive through the area for properties that are advertised in the front of the houses but no necessarily listed on the internet. Miami has a bunch of great neighborhoods, but no true cultural center. However, if you're from Brooklyn, I suggest you consider the Wynwood/Midtown area. It's got a funky, artsy atmosphere, and lots of great bars and restaurants. The second Saturday of every month, there's a gallery night in Wynwood that brings out every hipster, culturati, and many tourists. I particularly enjoy that evening, in no small part due to the number of food trucks.

If you go to the Dade Schools website, it will let you know which schools are covered for this address. I did look it up and as of this moment it shows that Ludlum Elementary, South Miami Middle and South Miami High are the schools for this property. Any time you wish to confirm school assignments, you can just go to, and go to the school bounadaries and it will provide you with that information.

If you're looking at a Short Sale or a RealtyTrac listing it may not be possible to buy it for the price listed.

You see the RealtyTrac listings are just notices of foreclosure paperwork filed at the courthouse. If a Home Equity Line of Credit files a foreclosure, there still may be a first mortgage for $500k.

It's not possible to buy a $200k property for $100k. You may be able to get it for $150k if you buy it at the courthouse foreclosure auction for ALL CASH the same day, though. You will have to do a lot of homework to verify what liens will survive the foreclosure and you buy it "as is" and without title insurance. So don't make any improvements because there are a lot of faulty foreclosures and some owners may try to get their house back!

There is always a little bit of risk involved. However if you have a good agent that does all the necessary homework on the property this is a great way to grab a good deal. There can be many differences in a short sale or foreclosure from a regular sale, but if all steps are followed correctly, there should be no glitches, although these type of sales tend to take longer (especially if there are liens/violations involved). ... more

Well, gee. A deed is merely a document. If you gave the property to someone, they couldn't prove they owned it without a deed. If you gave them a deed granting them ownership, then they own it and you can't sell it. If you just made up a deed to be delivered from the grave, and you never gave it to anyone, then not only can you sell the property while you're alive, but the deed probably wouldn't have any legal standing, although it could delay probate and run up some legal bills. ... more

It depends on who you ask. You should check out the Miami-Dade County My Neighborhood portal to help you with some thoughts. There you can check crime reports and pedophile reports. You should also use Google Maps Street view and see for yourself what the surrounding hood looks like. The Valencia Condos are just South of a sketchy/poverty level neighborhood. Very close to the South Miami Post Office, the sign there reads "Please lock your car..." This Post Office, is great, but the neighborhood isn't. Good luck! ... more
