What you have seen on Trulia is a notice of default or foreclosure posted by Realty Trac which is a reporting service. Realty Trac takes information from public records and provides it by subscription to its members who have registered and agreed to pay a fee for the information. What you see on Trulia is an abbreviated report from Realty Trac in order to entice you to sign up for their service.

It is unlikely that you will be able to buy this house for the price posted on Trulia. That is the amount of a default and has no relationship to the value of the property. The house may be offered for sale at a later date but it will most likely be listed with a Realtor and priced at a price that reflects the market price for the area.

If you are serious about buying a house, you need to align yourself with a full-time, experienced local Realtor who can help you to find the house that meets your needs. Your Realtor can help you to learn about the current market conditions, realistic house prices, loan qualifications, negotiating strategy, escrow management, inspections and everything else that goes into the purchase of a home.

First step is to find out what type of financing does the Homeowners Association take so you won't waste your time seeing the property in case you don't qualify. For example this property currently has no Homeowners Association and if you try to purchase it with FHA financing it won't go through because the bank requires a spot approval and that can only be obtained by a Homeowners Association. Second Step find out how much the monthly dues are and then you can decide if they are too much or ok on your budget.. This property currently has the property insurance dues only shared amongst all it's annual fee is $3,000 that comes out to be $750.00 a piece for the four units in this complex. Monthly dues would be $62.50. Third step go over what are the pros and cons of becoming an owner of a condo such as what can you do or not do and so on. Maria please be aware that the person who listed this property on Trulia is not the listing agent and has no affiliation with the sale of this property. He does not have 300 listings, so he is misrepresenting himself. This house is already pending with a price of $169,900. It was on the market for sometime now and finally received an offer.

This property was on the market for quite some time. It would not pass FHA and the bank would do no repairs. The property needed some repairs and you would also have to sign off on a pre-sale inspection report. The City of South Gate has very strict guidelines and the banks are not doing any repair what it needs. There is a property in South Gate that the city won't allow to be purchased unless it is all cash due to the city violations.
