The response isn't worth the money you pay for them, in my opinion. You can look at statistics to see how many are actually opened and in my area it is around 26%.

Try asking the company you are considering using what the open or "click" rate is on agent to agent flyers, and if they don't keep track find a company that does! For the same fee you would pay, you can do some serious internet marketing that actually brings results.

I got my first basic courses at the Junior College at night. The cost is reasonable and the teachers were great. Some classes are online, but I would recommend that if you take any of the difficult classes like the appraisal ones, take them in person in class so you can ask questions and have a real lecture besides reading the book. The most important thing I did though was to order the special video review just before the licensing exam. My other recommendation, is that when you are reading your textbooks, underline and highlight the important facts and dates, because you will have to eventually review for the licensing tests, and it is so much easier to be able to go through each textbook and review what you already highlighted.

At least 4 closed deals all out of state buyers. Conventional or Cash.

Currently I am working with a buyer in NY and one in LA, ( So cool, one on each coast ) that found me on trulia.
In addition I have a Investor from Colorado, who found me from an answer that was at least a year old. These three found me in November alone. The Investor wants to fix & flip, with a 30% profit in 30 days.
Hey I`m a Realtor not a magician.

One listing appointment, out of state owner, went nowhere.

Tons of leads / Contacts

I have spoken with several Realtors ( Chicago, NJ, NY, CA ) who have closed a lot more from Trulia than me.

Stay honest ( transparent ) in your answers. Keep it that way when you take the relationship offline.

BTW, I actually feel bad because I didn`t buy the trulia "pro" package....Cheap ba$tard.
