I've looked at dozens of properties in Sonoma and Napa counties that were zoned for use A or B, only to be told by a helpful person in the county office that even though they're zoned right, restrictions are in place that will keep anyone from actually using the land as they might intend. Depends on the type of building that doesn't have a permit. If it's a garage or shed, you're not likely to receive a visit from the government demanding action. If the building is to be inhabited or used for production or controlled storage it is subject to normal inspections and therefore more likely to be given scrutiny by city or county authorities. Obtaining permits for un-permitted structures usually involves removing walls, etc., to determine if the foundation, framing, wiring and plumbing meet building codes. Sometimes you can save a lot of time and money by just tearing down most of the structure and rebuilding to code. It all depends on the specific site you have in mind. ... more

Hello KC. Most of Sonoma valley does get the heat and would then avoid coastal Sonoma county. Much of what you are looking for depends on the zoning and price wanting to spend.

At present, you can vacation rental properties in Sonoma county, in unincorporated areas. A country B&B, would almost have to be licensed already. There are several B&Bs for sale in Sonoma county, but mostly within city limits; not on acreage necessarily.

My top picks to begin your search, would be Sonoma, Healdsburg, Glen Ellen, Kenwood and Bennett Valley area of Santa Rosa.

Thanks dmjinks! We have moved to our new home at the corner of Mill Station and Ferguson Rds already and are thankful we have enough heat to successfully raise tomatoes (have been eating large ripe tomatoes already this year for three weeks). Turns out we were lucky in that our hillside home is higher than the area nearer the Atascadaro creek (which pools cool air) and we get good heat in the afternoons. That being said, we are also pleased that we are still cool enough to still be harvesting good broccoli in July! Tip for tomatoes - try planting them in pots on or beside heat "sinks" like concrete patios, structure footings or even large stones. These will hold the heat and release it during the cooling evenings for earlier flower fertilizing and fruit ripening. My best and good luck with the sale of your home! ... more

You might consider that since you are willing to drive 30 minutes to work, why not live closer in to the Santa Rosa area where houses may be more reasonable due to a larger inventory, you would then be only 30 minutes to the ocean as well, and close to many other towns like Healdsburg, Sebastopol, Windsor and Petaluma, where there are many activities and wineries! The person who answered from LA obviously does know somthing about the Sonoma Valley and It's a shame when Realtors fail to see the graviety and severity of a monumental collapse in the US economy.

I'm partial to Sonoma ( I live here). But I'd put Petaluma at a close 2nd, with Santa Rosa a distant 3rd. Sonoma is hotter in the summer than Petaluma, sometimes Petaluma's weather reminds me of San Francisco its so much cooler. Sonoma has a small town feel with no big box stores and no big freeways. Petaluma and Santa Rosa both have Hwy 101 running right through the middle. Sonoma has it all over both of them in sophistication and beauty. The disadvantage would be it's a little more expensive than either and there are fewer homes to choose from, because it's a smaller town. You should come visit! ... more

The Carneros goes from Napa to Sonoma so that's a lot of real estate with many micro-climates. Down in Schellville there is a little airport on Arnold Drive, near the Cornerstone garden exhibits, and I figure the wind is why they sited the airport there many years ago. The natural wind tunnel starts about at Watmaugh road and goes south from there (the wind comes from the west). However there are protected pockets. Farther east it's not as windy. Questions I'd ask you are: Why Carneros? Do you want to grow grapes? Do you prefer Napa or Sonoma? ... more
