MLS has date settings and allows agents to pull comparable sales from a specific date range — say January to May of 2010. We can then use those comparable sales to recreate the market conditions of the time period. This can be extremely helpful when pricing unique properties or infill development when you have few comparable sales in your marketplace recently. And if you are in a larger city, the Case-Shiller index tracks housing prices in major metro areas and has done so for decades. There is no set ratio of land to building - at least not in BR as far as assessments go. The assessors office divides the town into about 200 distinct neighborhoods...an acre in one place might be valued for tax purposes very differently than an acre across town.

I have found that the people in the assessors office are very easy to talk to and open with information. Your best bet would be to call them directly.

Hi Keith, I'd be happy to talk with you about the Basking Ridge market - I know it well. Basking Ridge is a strong market and signs are good for a solid Spring.

Basking Ridge has been and remains in high demand. The biggest issue has been a shortage of inventory which began in 2013. Though demand was down statewide starting September, I think part of it was buyer exhaustion and frustration with lack of new offerings. With new inventory coming on, the market is excited and nice listings that are properly priced are moving.

Here is a screen shot of the December market summary for Basking Ridge - you'll see a market absorption rate in of 2.4 months - which is very low and solidly in the "seller market" zone.

It really comes down to this, the best opportunity to attract your best buyer is in the very beginning of the listing. Age 55 community and school do not mix together. If the development is within a school district, then there won't be regular school bus to the community since it is for 55+ community. Some of the Age+ developments are built without a school district and the kids there are not qualified to go to any public schools.

The very best way to get confirmation of schools for an address is by contacting the transporation dept/dispatcher for the school district. They can tell you where a child picked up from a specific address will be taken to school --- that's the bottom line.
