HOA fees vary considerably in Snowmass Village. Several complexes have great amenities and lower fees. Ski in / ski out properties are more desirable for short term/ vacation rentals while locals often prefer to rent properties that are quieter and less overrun by tourists during peak season. Short term rentals bring in a higher rate per night, but they also require more management (higher fees) and vacancy rates can be unpredictable. What to buy in Snowmass Village depends upon how often you plan to use it and whether it is primarily a vacation property or primarily and investment. Aspen Snowmass MLS records only go back the past (5) years. Some brokers may maintain there own data base but generally going back so far has little relevance for current market conditions unless one is trying to do a "trend analysis" which certainly would be useful comparing an 'Aspen Real Estate Index' to other indices like DJIA, S&P, whatever one chooses to compare it with.

The Estin Report: State of the Aspen Market goes back to 2004 and sold statistics are updated weekly in a spreadsheet format as well as property descriptions and photos.
