I'm fairly certain you can't just ask for a refund for a bad appraisal. That's why you do an appraisal. To find out if the property is actually worth the sales price you're under contract for. Buying a home costs money up front. There's the inspection, appraisal, etc. And sometimes you have to go through that several times if the first place doesn't work out. ... more

This scenario plays out repeatedly, often with an unnecessary result, a change of mind due to the denial of credit. You see, many lenders will review your credit and then deny it without sharing the reason why. That is why you should consider reviewing your own credit to confirm that everything is accurate. That can be done for free at If all is well, then you may want to visit for one of your other scores. If that score is in or near the high 600s, you're credit is probably OK.

Time to contact a lender? Not yet. You've indicated that you've freelanced for ten years, so you should have two or three years of tax returns. You'll want to find and have those handy. Hopefully, they show a net income. Lenders tell me all the time about self employed people with good credit who write off all of their income to keep their taxes low. Unfortunately, they are unable to get a mortgage because their tax returns show no income. So you'll want to plan properly during the approaching tax season.

Do you have funds for the down payment and closing costs? You probably won't need the 20% or 3.5% down that you may have heard about. You'll find several local home buying programs (including grants) at the link below that may be available for assistance with the down payment and closing costs.

Time to contact a lender? No. The lender that you contact will discuss their programs only, if they offer any at all. I'd welcome the opportunity to speak with you about the programs at the link below and get you in touch with a list of participating lenders who will take an interest in your success.

Smyrna is hot and for good reason. It is convenient, appreciating quickly and has loads of shopping, dining, recreation and entertainment options.

There are 69 properties between $350 - $400k on the market in the Smyrna area. Of those, 29 are under contract. So, yes, they do go quickly. My buyer clients are not limited to what is listed, since I have means of giving them access to homes that have not yet on the market. And I get them through the door quickly so that they have a chance at their dream home when it becomes available.

In addition to Smyna, You may want to consider the Covered Bridge area of Mableton as well as Mableton's Southeastern edge. The neighborhoods mentioned - Ennisbrook, Wetherbrooke, Woodland Brooke, Woodlands Highlands are all good. Also consider Barnes Mill, Legacy at the Riverline, Smyrna Heights, Medlin Park, Woodbridge Crossing, King Valley, Chapel Hill at Vinings, Vinings Estates, and Providence.

I noticed the same thing - there is a lot of turnover in Ennisbrook. I have been in there a few times and it seems like a nice place. I believe Lakia and Musikana are correct - the community is nice, but people in that price range want better schools for their children. And people no longer owe more than the house is worth, so every body that had wanted to move during the down turn has moved. It should stabilize now. ... more

Yeah, 4br with basement brand new for $350k is tough. I saw one in Woodbridge but you already said you weren't a fan of that.

Around market village in Smyrna, there's individual homes built all the time as tear-downs, so look around. For instance, some are being built right now off of Fleming Street, and some David Weekley homes are coming right there as well but I don't know if they will be built in time for you.

Since they are being done house-by-house in that area, aside from David Weekley, I would first drive around areas between Market Village and Ridge Rd such as Forest Hills and Smyrna Heights or off Spring Street right outside of market village across the tracks and take note of any builders putting things up and contact them. I'd also talk to city council members and get connected to builders, and look at the agenda of city council meetings for the last few months to learn about local builders to get in touch with since there's rezonings being approved every meeting

If you're just looking for new-ish, and not a warranty, you may want to consider looking at homes built in the last 10-15 years as well since there's a lot of them (Vinings Estates, Woodland Brooke, etc). You may be able to get a 4br and even after a few do-it-yourself updates like granite countertops still top out around $350k, especially if you have cash and can do a foreclosure.

My house is 30 minutes from downtown Atlanta, 30 minutes from the airport and 30 minutes from Dunwoody:

Very solid brick ranch with basement--9 foot long workbench on unfinished part with a boat door. Finished part has Owen's Corning walls. It is across the street from a lake that has an optional club. Just finished two bathroom renovations. It is a corner lot, .67 of an acre with azealas, gardinias, two pecan trees in the back, oak trees, hydrangas, dogwood trees. The basement is 1500 sq ft. (considered unfinished space but half is finished with the Owens Corning walls). 3 bedroom, 2 bath. If your client is working in the Atlanta area, this is a great place to be, as the commute is so much easier from here. The Silver Comet Rail Trail is 1 mile from the house, within walking distance. New roof put on by Findlay Roofing in 2010, new arbor on porch. AC/Heat in 2007. Triple insulated attic. Unicorporated Cobb County--no City of Smyrna taxes!! (It's 38% less). Wonderful neighbors and neighborhood. Floor to ceiling pantry room added to kitchen with pull out drawers in cabinets. Good luck with your search! ... more
