Why entertain what other people think or say, another's opinion may not be anywhere near the best thing for you; more importantly research on your own and re-visit the area more than once and at different times of day, perhaps chat with locals/neighbors, watch traffic patterns, listen for noise, etc., then determine if your comfort level can be reached.... ... more

respectfully I would say ignore the tax rate as this rate is a function of actual value to market value and varies based upon when a municipality was reassessed. Understand that you cant be assessed over 100% of market value. If you cant afford the taxes look to see if the assessment is correct compared to the market. If the home is assessed well over what it should be you can appeal the assessment and if correct have that reduced.(the municipality does have a fudge factor when assessments are not at 100%) The reduction is not immediate though and can take nearly a year to kick in. If assessment appears correct and you cant afford the taxes, move on. As far as towns go, Montgomery isnt usually referred as such. It wasnt that long ago that it was mostly farm land and an airport. (the Princeton airport is actually in Montgomery twp). Schools are excellent there as well as other communities that have been mentioned. There are as you heard more than taxes to consider; commute,municipal amenities like public water and sewer,covenants rules and restrictions, size of yard,age and condition of house... ... more

Remember this is a golf course development. So there are a lot of restrictions. You buy into whatever the by-laws the original developer wrote.

If you can live with the restrictions, like to live with some close neighbors, and like to be close to Princeton and in gold course environment, then CVCC is for you. But there are also some downsides to it:

1. Restrictions/by-laws;
2. Close neighbors;
3. Small lot, high price/square foot;
4. Occasional noise from the near-by Princeton airport. The runway goes directly through the CVCC.

In addition to the tax record, you can also find other public records of the properties, such as deeds, mortgage documents, etc from the county. Good luck.

This is the time of year that people make a move as the houses are at their best with flowers and trees in bloom in the Princeton area. Summer is also the ideal time for families to move, relocate, trade up or down due to the school calendar.The college streets are in Woods Edge and the neighborhood next to it is called Yorkshire Woods - their street are English names from Great Britain. There are currently only 4 homes out 142 homes on the market in Woods Edge and only 2 on the market in Yorkshire Woods out of 176 homes,. All others are pending or under contract. These homes are all in a fabulous location with a Princeton address close to Princeton in one of the best school districts in NJ. I have been selling and marketing homes in both neighborhoods for many years and can show you any homes one the market today.
