Not only was there copper missing, the house was in total disrepair. Also, it was a foreclosure. Homes in Simsbury for that square footage go for substantially higher.

$/ft2 usually refers to the cost to build a new structure or build onto an existing structure. The cost varied depending upon the detail and quality of the work as well as features. The range is typically from $100 - $200/ft2. Labor and materials do not vary all that much between towns in a geographical area and certainly not within areas of the same town. What you are noticing is that homes in one area of Simsbury are bringing a premium for resale cost vs. homes in other areas of Simsbury. This is not really anything to do with the $/ft2 but more likely because one side of town has schools that are viewed to be better, perhaps better access to highways, etc.

Cost per square foot is a good indicator of value in the structure itself, but remember ... location, location, location.
