Oh, you will get many responses with ways you can get loans with your poor credit score ... but those are from people that will make money off you and not be there after the deal has closed and the home owner expenses start to kick in.

With a 660 score .. you will pay more for the privilege of getting a home loan (potentially tens of thousands of dollars in increased fees), your insurance costs will be higher (potentially hundreds or thousands per year).

Also, will you have access to money for a $5,000 replacement HVAC unit or $10-20 thousand for a new roof?

Owning a home is not cheap and doing so with a 660 makes everything more expensive.

Clean up your score and get above a 730 and you will save tons. Otherwise, enjoy renting and let somebody else pay for the roof, HVAC, weather heater, septic tank, HOA fees, etc.

Hire a REALTOR to work for you as a Buyer's Agent! These sites don't have the best search features, plus most of the listings are out dated. Not sure what your market is like in CT, but here in CO it's a HOT seller's market. By the time they appear here on Trulia (usually about 48 hours after going in the MLS), most listings are already under contract. Not kidding you.

And for something specific like a 55+ community, you probably want an agent who specializes in that.

Try asking around to friends, family or neighbors. Or you can search for agents here.

My question from a marketing point of view is what is the expectation in the market? A thorough market analysis will show what the prevailing heat source would be. If it's electric and yours is functioning well, then I would recommend leaving it.

Simsbury has so much to offer a young couple that is just starting a family. The school system ranked better than 97.4% of the other school systems in Connecticut. The family atmosphere is energizing when you go to simsbury center to do some shopping, or visit one of the many local businesses. If it's outdoor activities you enjoy, then there is golfing, hiking, running trails, biking and may other activities you can enjoy while living in Simsbury. I would suggest taking some road trips throughout the neighborhoods, stop by local businesses and discover why Simsbury was ranked the 50th best small town in 2013 to live in!

Spring to summer would ultimately be considered the time of year where most transactions are being closed, based on market history.
Simsbury in 2011 saw the its largest numbers during May, June and August
2012 June, July and August
2013 April, July and August
Be sure to keep days on market in mind also. Statics show these homes were put on the market so many days before the spring rush. 2013 April-79 days July-54 days and April-47
Working with your agent to put together the proper marketing campaign and pricing it competitively among active inventory will prove successful anytime of year.

General Rule is about $50.00 per foot of road frontage would be your assessment for the line and about $5000.00 for a contractor for them to connect you to the main line. Regardless of the true fact, there is a perceived negative with any home that has the larger main power lines near or on the home's property. These type of homes stay on the market much longer and sell for less than the same home on the same lot without any large power transmission lines. Have your teens use facebook... Many areas of Simsbury have quiet streets and cul-de-sac locations. However, some of these neighborhoods seem to be populated with families who are already sending their children away to college and graduate school! After you look for homes in your price range and map them to avoid busy streets or areas that are too far from schools or other amenities (Simsbury is quite spread-out geographically), I would rely on the teens in your family to provide the next filter. They will have a chance to participate in the process and you will gain some insights which will make your move smoother.

I agree with everyone else below that you sound like a very savvy seller who is taking all of the appropriate steps to sell your home for the most money, in the shortest amount of time. Isn't that the best outcome a seller could ask for? Believe it or not, our inventory of pristine and updated homes that are priced right isn't very large in Simsbury right now. There are certainly many buyers out there...especially those who would love to take advantage of the $8000 tax credit which is currently set to expire at the end of November. I would say that is you price your home in line with other recent sales in town, your home could sell as quickly as between 1-3 months. If you are not 55 or your spouse is not 55, sorry, you can't get in.

At the end of the 3rd quarter 2008, the median price of a home in Simsbury had risen by 8.5 % over 2007. Because this number is rather surprising given the current market, I took a closer look at sales in Simsbury focusing on price ranges. What the information showed is that the median had risen because nearly 9% more homes have sold in the $400,000 to $600,000 price range in 2008 over 2007 while about 11% fewer homes sold in the $0 - $399,999 range during the same time period. Therefore, the median price increased because more expensive homes sold this year over last .Overall, the market in town is flat. Again, this is good news given the current market. Therefore, if you have a home that has no new improvements, it is unlikely that the price has risen 10% over last year’s price.
