If a property is using propane, it means that natural gas is probably not available in that area. There are many areas in Northern Nevada that are rural and natural gas pipe lines have not yet been extended to those areas. If Natural Gas is available, conversion is often required by the governing entity. The cost varies from area to area but a rule of thumb in Northern Nevada is about $5,000.

This house is a manufactured home that was built in a factory a delivered via truck to this site. When they say it will be converted they mean it will be converted to real property. Right now the state and county only thinks of this house as personal property. It could be moved to a different site. When it is converted any running gear (wheels and axles) are removed. They also put down a premanent foundation, usually they use concrete blocks with footings and the house is set on the foundation and tied to the foundation with steel straps. After this is done the property can be recognized a real property by the local government and you can then get a normal loan FHA, VA or conventional to purchase the property.
