I had the same issue. The problem is that the appraisers are misinterpreting the guidelines. they clearly say that if the finish is the same, it should be counted as the same square footage.
They are assuming they are opting for the cautious side; but I believe it is malpractice.
I am curious if anyone has successfully challenged this "below grade" issue on a split level house?
Its clearly not basement...it was built that way.

Depending on what the projects are. Many times it is easier to sell As-Is. Most of the time a buyer wants to put their style into a home and feel that is hard to do it you have done all the work and are asking top dollar because of the work that you have put into the home. That size of home on Signal Mountain would attract many of todays buyers. ... more

Carl,

Yes most agents that I know will "take 3%" if they are representing the buyer. They will not be representing you in the transaction.

It can vary depending on the location on Signal but if a home is priced well we are seeing multiple offers on some homes in that price range.

Dear Glen;
Are you still evaluating your financing options? Are you open to competitve offers?

Also, has your mortgage company brought your attention to some key changes in FHA mortgage insurance that are coming in April? Mortgage insurance is not only going up but will be lasting longer. FHA may not be the most competitive option. Though we offer conforming, non-conforming and conventional loan products, due to the changes coming FHA is becoming a far less attractive option.

If you are open to other options and pricing opportunities please contact me.

It is somewhat busy however there are many homes on this street and the speed limit is 30 mph. If you have small children you would want to sit back off the road. The elementary school is on James so there are areas of the street that require 15 mph. Many children do walk home from school on James and it has always been very safe. ... more
