I had the same issue. The problem is that the appraisers are misinterpreting the guidelines. they clearly say that if the finish is the same, it should be counted as the same square footage.
They are assuming they are opting for the cautious side; but I believe it is malpractice.
I am curious if anyone has successfully challenged this "below grade" issue on a split level house?

Depending on what the projects are. Many times it is easier to sell As-Is. Most of the time a buyer wants to put their style into a home and feel that is hard to do it you have done all the work and are asking top dollar because of the work that you have put into the home. That size of home on Signal Mountain would attract many of todays buyers.... more

Last sale was 6/01/10 for $223,500. Since this date, the range, dishwasher,microwave and water heater were replaced. Washer field line was eliminated and tied directly to septic system.Septic tank was pumped at the same time-May,2013.

It is somewhat busy however there are many homes on this street and the speed limit is 30 mph. If you have small children you would want to sit back off the road. The elementary school is on James so there are areas of the street that require 15 mph. Many children do walk home from school on James and it has always been very safe.... more
