It may be that some mobile homes are not mortgageable and you need cash to buy the mobile home outright.
Have you spoken to a loan officer?
I know that some mobile homes in my area are considered "personal property", you receive a "bill of sale" not a "deed".

It's not at all uncommon for their to be an auction date on a short sale as the foreclosure process still keeps going forward even with a short sale offer in place. What normally will happen is the lender will delay the sale as long as the short sale is moving forward, but the trustee's sale isn't cancelled outright because the lender wants the flexibility of being able to sell as scheduled in case the short sale does not go through for whatever reason. ... more

Please help me here, as I can't for the life of me come up with a single reason why a buyer would need to use a lender whom is "FAMILIAR with (the) Show Low area--one who's done lots of loans in the White Mountains for buyers just like" this borrower.

I get it with a realtor, as each geographic area has its own nuances, good areas and bad, etc., but a loan-is-a-loan-is-a-loan. Yes, a good loan officer should know it takes a bit longer to get an appraisal in the rural areas, and there MIGHT be water source issues if out in the country, but other than that, which applies to 80% of Arizona, please educate me, as I have done loans in Tucson, Prescott, Flagstaff, Montezuma, Show Low, Payson, etc., etc., and would love to learn what I am missing.

Yes, the investors are coming back in an offering cash in the Phoenix metro. Homes sales and prices were up in June. As in your case, mutiple bids are coming in. The seller often will take a lower price on a cash offer over a financed offer. They close faster and are less likely to fall through with bank appraisal issues and approval issues.

It is common for 2-4 homes to share a well. Originally it was very expensive to dig a well so neighbors would get together to share the expense and resulting water.
