I would reach out to a local mortgage broker who is familiar with the Homestyle Renovation mortgage and closes them on a regular basis. I would love to help but I only lend in Florida.

Home swaps are definitely a growing market. I liked this USA Today article which has a number of websites listed as resources. As in any real estate transaction, a strong attorney is important as there are many nuances to a home swap. They do work!

Actually, even though this question was asked in June, nothing much has changed, since I responded back then, in multi-family options in town.

To be exact - currently, there are only 2 multi-family homes listed for sale on the MLS.

One is listed for 685,000............the other one is new construction, and it is listed for $1,140,000.

As I said in my first post on this forum - options for this type of housing in Millburn will be VERY limited....and expensive.

Prices will varies widely depending on the product, but in the better parts of Short Hills, I'd guesstimate:
For 03-07 - $400
For 08-10 - $370
For 2011 - $350
For 2012 - $330

I think the bottom is really in, and the current pace and price of closures is running at pre-2011 levels right now. It'll taper off a bit as we head into summer, but we're not going back to 2012 prices again. ... more

I agree with your premise but am not sure that it will be that easy as moving a kitchen entails a lot of roughing - water and gas pipes - to be redone. However, if it is as relatively easy as you say, then my opinion is that you have a good idea there. My sister-in-law did the same thing about 10 years ago and it came out great. I only use Trulia for interacting with others about real estate. I use realtor.com to search for real estate outside of my ls service. I use craigslist to search for real estate for rent. I found active rain to be worthless unless your going to fork over the money to make your blog available for the public to view it. Other sites i gove notable mention to that i visit once in awhile are:

njactb.org for finding taxes, ownership, and sale price history on property

Generally, the taxes on new construction are based on what the sale price is times the current tax rate (in Short Hills, the new rate is 1.755). This is the maximum the taxes will be, though most likely, it will be less.

The price of new construction per square foot depends on location and style. Smaller homes could be more, depending on where they are located and type of home being built.
