Barbara Gruska, Tom Abella answered:
I agree with Debbie. Livingston has the best combination of size of town (so you have a lot to choose from), proximity to NYC and high quality of schools. Other towns with great stats are Madison, Chatham, Florham Park and the Hanovers. I am happy to expand on this - call me at 201-981-0373. ... more

Actually, even though this question was asked in June, nothing much has changed, since I responded back then, in multi-family options in town.

To be exact - currently, there are only 2 multi-family homes listed for sale on the MLS.

One is listed for 685,000............the other one is new construction, and it is listed for $1,140,000.

As I said in my first post on this forum - options for this type of housing in Millburn will be VERY limited....and expensive.

Elaine Pruzon, Real Estate Pro in Short Hills, NJ
Sat Jan 15, 2011
Elaine Pruzon answered:
Hi Dina,

Generally, the taxes on new construction are based on what the sale price is times the current tax rate (in Short Hills, the new rate is 1.755). This is the maximum the taxes will be, though most likely, it will be less.

The price of new construction per square foot depends on location and style. Smaller homes could be more, depending on where they are located and type of home being built.

If you have any questions, please feel free to contact me at 973-715-8555 and I'd be happy to help you. I currently have 4 listings that are new construction in Short Hills and specialize in this area.

Warm Regards,
Elaine Pruzon
