We do get quite a few calls here at Coldwell Banker Brokers of the Valley asking about Lake Berryessa properties because the prices are so good compared to Napa.

Lake Berryessa will one day be a wonderful place to live. Right now they have both water and sewer issues that need to be resolved.

Lake Berryessa is quite ways from Napa or Winters where you would find grocery stores and regulars shops. If you are price shopping, Fairfield and Vacaville has affordable homes with better property taxes than Napa County.
Please contact me if I can help you shop for your next home or you just have a few questions.
Best Regards,

Quin and Nancy,

This property is the Lake Berryessa area. There is a local convenience store but not what people would call a modern grocery store.

The closest bank and grocery are at the corner of Trancas and Soscol. This is about 30 miles and 45 minutes away.
