How has living in Miami changed over the last 5 years?

A lot. The economic downturn pushed quite a bit of the financially week out of town, and in search of more economical places with a more affordable cost of living. A new wave of investors florished motivated by the short sale/foreclosures/underpriced real estate market, bringing new money to town, and lots of it. This new wave are increasingly looking for quality housing, and quality living, with a need of more sophisticated services to cator to it. The result is a new and exciting time in the city, affecting all aspects, including an emmerging boom for the Arts , Shows and Entertainment industries.

Good question. Tenants are paying more on rent compare to 5 years ago. More properties are own by private investors making the market more stable compare to 2008 or 2009. More buyers than sellers compare to 2008, 2009, 2010, and 2011. Prices are higher on residential real estate compare to 2009, 2010, 2011, and 2012. More communities are more stable on the financial sheets and they are looking better. This is Miami and it is improving ....
