If you are part of USAA or Navy Federal Credit Union, they offer Movers' Advantage programs that provide legal rebates to their members following successful close of escrow if certain parameters are met. However, keep in mind that commissions are negotiable so instead of using a coupon or rebate, you might find out if the agent you would like to do business with will negotiate to an acceptable commission for you. However, also keep in mind that the commission offered to agents who bring buyers may set a tone about your house - if you are offering a 'discount commission' that is less than other commissions offered in your area, it may make your house less desirable to buyers' agents. Outstanding REALTORS are worth their commissions -- but if the commission is keeping you from selling your home as a short sale or walking away with money in your pocket, find out if your agent of choice will negotiate with you, within reason.
