Are the Modern Ice townhomes in San Jose in a good neighborhood?

The 3 bed/2bath townhomes for $460K seem like a great deal for a centralized location in san jose. It's in a convenient location to work (Sunnyvale) and close to shopping areas and restaurants to the north on murphy and hostetter but 13th street to the south is less attractive.

The neighborhood is so so. Your best bet is to check with the San Jose PD to get crime statistics. Check out the neighborhood during the day, weekday evenings and weekends to see how comfortable you feel with the area. Check out the local schools. Remember location, location, location. Good luck.

Wow! I read few of the posts here and was astonished at the negative comments. I've been living at this location for more than an year now. I'm completely aware of the guest parking issue, still the tow-away comments are so misleading. Every house has 2 car garage, its under-usage creates the guest parking issue. The houses are still being built, would probably take 8-12 more months, which explains the construction equipments. The park is quite nice. You would regularly see parents with the kids, dog walkers, etc. Security has never been an issue since last one year. The old condos built with inter-locking schemes has some noise issues, but are long sold out. The new town-houses which are available now do not any of the noise-issue. The proximity to 880/101 is awesome. The $400K price tag is too attractive for a decent, family friendly community like this; my property has already gained ~10% since I bought last year.

yes i think it is a good investment. Lots of activities and development are going around san jose. Commute to work is easy from Modern Ice San Jose. They also have the caltrain station within 2 miles. In another 5 years down the line, its value should be around 700k.

Guest parking may be an issue, but every unit has a 2 car garage (with room for additional storage). Regarding the neighborhood, the area outside of the community isn't the prettiest (but then again, it is San Jose) and the park is nice. If you check out the community in the evening, you'll see that everyone that lives there, going in and out, seem to be good and decent people. Lots of parents with young children and dog walkers. The community is still in the process of being built, hence the open lot and the fence around the park. Check out http://www.crimereports.com, there doesn't seem to be anything to be concerned about. There are units that are against the highway, but these are well built and quiet, and have gorgeous mountain views. In this price range (~$400K), this is a great deal.

DO NOT BUY HERE!!!!!

If you ever plan on having people over to see yoyr new place, don't, there is NO parking. There is a huge empty dirt/mud lot right in the center of the complex that could have been turned into temporary parking or something useful, but to no avail. What little parking there is, can be taken by a large construction forklift, wood scraps, and/or commercial garbage bins. I have had to park outside the complex numerous times...the first time the fairing from my roof rack was stolen. The HOA has ties with Robellio's (sp) towing and they will show up at random times.

A couple showed up to check out the available townhouses, they were inside for maybe a half hour. Because there was no parking, they got towed. Over $300 later, and maybe a grand total of an hour, they walked to Robellio's (1.5 miles) and got their car back.

Another nice perk is the park. They have put in playground equipment and mow it weekly, but it still has a gawdy chain link fence all the way around it.

I would not buy any Modern Ice townhome. Parking is horrible, there aren't enough guest parking. The townhomes are made inter-locking which means sounds from neighbors are easily heard since you're below or on top of them. Check out the display homes. Go into a one home and another person go into the next. You can hear the person walking up and down. An article from the Mercury showed that the city of San Jose might cut prices of new townhomes below market value to attract new homebuys, Modern Ice was on the front page of the article. The neighbor isn't the greatest and load thumping cars can be heard thru out the night. Even though the price might seem like a great deal, it does not seem like to have a good resale value.

Well I can tell you, since I live nearby. To be honest - this neighborhood is at least better than Tully and Story road - not many homicides going on - yet you will see some thugs like folks urinating outside the bars over the 13th st - and pre-"pimp my ride" style car driving around
House herself is undoubtedly good, new and fancy, location is wrong, you will feel sorry get off highway from 13th and Oakland Rd ramp.

A great site to get information about a neighborhood is by using http://www.CrimeReports.com. Just type in the location and it can give you what type of crimes and how far away from the address. You can also have your Realtor give you statistics about the area on resale value.

There are plenty of great deals right now, there are so many new developments available and i know alot of people are saying its harder to qualify, but with the new fha loan limits are making it also affordable to get in these new homes with great terms.
