The property taxes in NYS vary by township, size of home, property size, etc. When a home is listed by a Realtor, the taxes should not reflect what they are with exemptions. You can always contact the tax assessors office for the exact taxes and exemptions. ... more

To do the search the Town will charge $25/- and no guarantee if they have information, if you give them check then no search will start until the check is clear, so it's best to give the cash to start the work right away, also be there in person.. Your atty should have all the details and paperwork form the seller, you can ask him and also ask the seller directly for all the CO's. Good Luck..... ... more

There are several quality contractors to to choose from . On the West end, which is the Suffolk Nassau Border, there is O'Neil and Sons, 516-827-3320. On the Eastern End, there is Aleet Enterprises, 631-987-4645. They are both liscensed and insured general contractors specializing in all phases of construction from foundation to finish.

Jenn here again, just wanted to clarify that this is a situation where dual agency applies, the advice we received after attending an open house (without having worked with another agent,) was that in NY our attorney (required in NY,) would be looking after our interests and it wasn't neccessary to have our own agent. While we do have a signed offer I have nothing in writing from the Mortgage Banker and thought $17,000 was a pretty high amount myself. All of this occurred late Friday & the Mortgage person was not available this weekend for further questions. We will be meeting w/our RE Lawyer this week and are supposed to meet with the mortgage person after that, schedule the inspection and so-on. A recent appraisal of the property exceeded $300,000 so hopefully if the mortgage is for $288,000 (after down payment) we should still be ok w/the mortgage being less than appraisal but I want to ask the right questions and be more informed for everything that will happen this week.
