There are quite a few 'dog-friendly' apartment buildings in Sherman Oaks. I know of a young lady that just rented a 1 BR @ $1200/mo on Burbank Blvd near Hazeltine.

Since you have a load of positive balancing criteria, a landlord, if presented properly would likely to you with a 2 month deposit (maximum allowable by law).

I also know that there are many pet friendly buildings around the Woodman area as well.

Everyone here posted some great resources but a couple things to keep in mind:

1. By law the security deposit cannot be more than twice the rent (ie if rent is $2,000/month then the deposit cannot exceed $4,000).

2. If you do prepay the rent, you have to do a minimum of 6 months worth, not any less.

Both of these rules are per CA law.
