Unfortunately there are way too many variables. The best time to sell your home is when you are ready to move. Sure you can say more homes sell in the spring and summer months but at the same time there is more competition that can potentially drive prices down to some degree. You can never tell when the right buyer will come along so trying to time it based on such abstracts is not going to help you out at all. So make sure you are ready and when you are do everything you can to make your home stand out from the crowd. This is done not only by pricing it correctly but making sure it is spotless and in as good a condition as possible.

Hopes priced correctly in your price range will typically sell very quickly in this market in and around the Austin area where I sell homes. Some in as little as a few days or a week and longer depending on the specific property.

The key is to make your home stands out. Have your agent take you out to look at other homes and get a good idea of what you need to do as far as price and final touches to make your home the one that a buyer wants.

You need to see a real estate attorney. The best RE attorneys I know say never ever use contract for deed.

It should not cost more than 2-$300 for the attorney, but there will be additional fees for title insurance, lien release, escrow fees, etc. ... more
