Hi John...this is a much more complicated property than it first appears but it offers a great opportunity for someone with the ability to build/convert the structure to a home. Board of Health Approval - This property has now been given the go ahead by
the Sherborn Board of Health for conversion from a barn to a two bedroom
residence, at the buyers' expense.
Building Permit - plans have been submitted to the building inspector which
depict two bedrooms and a bath on a new second floor. Final approval is
expected for the permit in the next few days.
Septic System/Well - The owner has invested a considerable amount of money
in a new septic system and domestic well which has prompted an increase in
the listing price from $199,888 to $249,888. Installation will be completed
in the next couple of weeks although this infrastructure will not be
connected to the building since this will be dependent upon the final design
for any possible renovation.
Renovation - Since the lot is grandfathered as a non-conforming lot in size
[0.4 acres] and the structure does not meet required setbacks from the
property lines, it is somewhat restricted in terms of what can be done with
the property. Informal discussions with the towns indicate that any
renovations must be limited to the existing footprint of the barn.
Interested parties have the option to go before the Zoning Board of Appeals
to see if the town will have any flexibility in this regard.
National Historic Registry - preliminary research has indicated that it does
not have this designation but this is not definitive.
Due Diligence - there are many questions that are generated in a
non-traditional sale like this one. It is imperative that any prospective
buyer performs their own due diligence so that they are comfortable moving
ahead with a purchase.
Financing - Given the financial environment which we are all experiencing,
this type of transaction will probably not qualify for a standard loan.

My first question is, do you have a Buyer's Agent representing you. The Seller and Listing Agent come to an agreement on the total commission and then agree on what will be paid out of that to the Buyer's Agent. Therefore, there is really no cost to you to use a Buyer's Agent.
A Buyer's Agent can run the comparable properties, active, under agreement and sold in the price range and help you write an offer, with all terms and conditions not just price, that has a good probability to get negotiated and/or accepted.
A Buyer's Agent can also recommend home inspectors, lenders and real estate attorneys and represents you and your interests in the purchase of a home.
There is not a lot of activity at this price point in Sherborn. The house at 73 Western Ave is the only house currently available priced between $350K - $500K. There are only 2 homes under agreement and only 4 homes sold in the past 6 months in that same price point.
