Mmayette,
The house itself. Your goal should be to remove as much of your stuff as reasonable to expose the home and not your furniture, collections, decorations etc. The three D's are Declutter, Depersonalize and Disassociate. Hi Phillip,
What town are you looking to gather this data on? Burlington has a property data base that you can use to gain some of this information. You may also have good luck using the ‘grand list’ some of the other towns have this information available as well. The difficulty is crossing town lines. Hi Allie,

The Vermont Historical Society would be a great resource, you can find them online at http://vermonthistory.org/. Additionally, I believe you would be able to find resources at the Shelburne Museum as well.

I agree with what Mike said and I would add that it also has to do with the current climate of your neighborhood.

An understanding of what is for sale now, what has recently sold and what is under contract will help you understand how you should price your home given the unique conditions of your local market.
