The house itself. Your goal should be to remove as much of your stuff as reasonable to expose the home and not your furniture, collections, decorations etc. The three D's are Declutter, Depersonalize and Disassociate. What town are you looking to gather this data on? Burlington has a property data base that you can use to gain some of this information. You may also have good luck using the ‘grand list’ some of the other towns have this information available as well. The difficulty is crossing town lines. It’s uncommon to find the same information displayed in the same program.
Another avenue is to use a Vermont sold property search. Just type that into Google and you should have a list of options.

You really need a buyers agent to do this for you. They can pull comps from our MLS system that will show photos of interior and exterior condition as well as land size and gross living area. Good Luck ... more

I agree with what Mike said and I would add that it also has to do with the current climate of your neighborhood.

An understanding of what is for sale now, what has recently sold and what is under contract will help you understand how you should price your home given the unique conditions of your local market.

There are have 30 mls homes sold in Shelburne b/n 6/10/08 and today. The avg days on market DOM is 99 days. Yes "staleness" is a factor, but there is also more expectation that a home will sit on the market longer these days. ... more
