I think the phrase deal no longer exists. A seller will sell to the buyer who is willing to pay market value and is confident that the property will close. While every buyer wants to think they "got a deal" the current market is a sellers market and homes are selling very close if not over the asking price. Many,many times with multiple offers. We have seen the good properties selling with over 15 offers.

The seller is willing to pay a real estate professional a fee. A good buyer's agent will represent a buyer and provides great value in the transaction. Their role is to represent the buyer and the good agents do that. Good representation in ensuring that the buyers interest is protected during the offer stage, home inspection phase, due diligence phase, contract negotiating and at the closing.

A buyers agent especially today with multiple offers and low inventory can be a real advocate for their client.

I would ask for a list of sold homes from the last year that are similar to yours.
I would get as many pictures of the properties as I could - inside and out.

After comparing those with your house, I would do the best to make your house like the ones that sold the fastest, for the most money.

No to lis pendens properties. The bank has notified these buyers that they are in default. Foreclosed properties owned by the bank are usually turned around and listed in MLS.

That said, was the recent appraisal for you? Will the seller sell it at a reduced price based on the appraisal and your ability to finance it?

You do have the right to ask that the appraiser include it in his value but not in the GLA of the house.

The cost approach does allow for it as well and so does the 1004uad form itself (amenities)

Is there a reason you are looking to find out if a rental home is owner or tenant occupied? If it is to be rented it either is, or will soon be, tenant occupied.

But as general advice your town public records will usually show the owner's mailing address. If it matches the home you're looking at it is owner occupied. If not then it's either vacant or tenant occupied.

You are right. Sharon is a very desirable community yet it has a number of smaller homes in an affordable price range right now. There is no bad area & no bad schools, but people who have lived there for a while do have their own preferences. I also think many people moving to Sharon are looking at the pricier, larger homes so that the smaller, more affordable ones stay on the market longer - and drop their prices. The tax rate is also fairly high so that those who can afford the less expensive homes, may be put off by the taxes.

It's hard to say what the future holds in terms of prices. Keep an eye on them & if they start inching up and you are in a position to buy, I would suggest jumping in.

1. Square footage is calcuated by taking the length and width of the exterior of the home. Although the basement is not taken into account in the gross living area, it is used when determining market value. The distinction is that the above ground living space is worth more money per sq. ft. than the basement space.

2. The yard will have more impact in a tier 1 town than it would in a tier 3 town. Could it enhance the value $50K, Yes.

There are other apartment complex rentals in Sharon and surrounding towns but none are restricted to 55+ and they are not gated. ... more

Your best bet is to work with an EXCLUSIVE BUYERS AGENT. Not an agent who represents sellers/listings. You will get the best and most honest help this way. Ask each agent to present how long they have been in the business and how many deals they have done (and if you want, ask what their average negotiated discount off list price is for clients).

You did not mention what your home inspection turned up in regards to the termites. If they have created a structural problem then that would devalue the home. If they were caught early on and treated and are now gone I would feel less concerned with a 5 year warranty. Keep up with the treatment over time! ... more
