I'm not sure that you can narrow down your search on Trulia to include "pets allowed". Agents have access to the MLS which does show if pets are allowed or not by the landlord. I'd be happy to search for you if you'd like. There is no obligation on your part as the landlords pay the commission fees. Feel free to call or email me to discuss your needs.

What you have is a contract to buy IF the lender approves. Dealing in Good Faith would require the seller to cooperate, but not everyone does this. They are likely working the system to get free rent as long as they can. They also may be just getting some bad advice, there is no shortage of that out there.
I'm not aware of any legal avenues you can pursue to force them to cooperate, I think if I were in your shoes, I'd be looking at other options and put this one on the back burner. You can always consult an attorney however if you want to explore the legal options open to you. Just make sure they are one who works in distressed properties on a regular basis. It's become a specialty.

Legally as Realtors we can not give that information since it may be biased. I always direct my clients to www.greatschools.org. Parents give reviews of the school on this site. Also, keep in mind that both Turnersville and Sicklerville have number of different elementary schools depending on where you live. I would also call the school and find out whether or not after school care is available if you are in need of that. The school's website can also you give you a wealth of information as well. With everyone so connected to social media these days, if you have a Facebook account, I am sure you can put it to good use too.

The lender i use for my personal investments is a commercial lender. Most require 20-30% down but he will fund the rehab. So instead of taking the risk on the repairs on your own you put it down upfront. Depending on the price of the home this may be the better option. Ex 50k home is only 15k down and the rehab could cost you 35-30k. Some of mine cost upward of 60k so its always less out of my pocket going with the higher amount down as long as they will fund your rehab for you. ... more
