Being a pension retiree in one of the northern states tells me that East TN (Knox County) is NOT overpriced. What nobody gets is that these pension retirees moved into TN because their northern states have such a high cost of living and its difficult living there on a retired income (pension). TN is one of 9 states that do NOT collect income taxes. Well, every single northern state collects income taxes BUT these states allow retirees with state or local pensions to not allow income taxes be deducted. This means their gross and net pension checks are the same because there are no state income taxes collected. So as a retiree what do you do? If the cost of living is too high in one of the northern states, you sell your home and retire where its cheaper AND choose a state that does not collect income tax. That leaves 9 states - Alaska, Washington, Wyoming, Nevada, South Dakota, Texas, Florida, New Hampshire AND Tennessee. Out of these states, which have warm weather, sunny days, cheap housing, low cost of living and friendly people: Nevada, Texas, Florida and Tennessee. Cross off Florida because of the Zika virus and hurricanes. That leaves 3 states. Gee, Tennessee is looking really good right now.

I disagree with the Baby Boomer generation dying off. As a BabyBoomer myself, we eat healthy, exercise and are in great physical shape. No chance of dying off anytime soon. Just look at Hillary Clinton and Donald Trump! Also Dolly Parton, Cher, Whoopi Goldberg, Oprah Winfrey, Meryl Streep, etc. I rest my case.

As for the high sales tax in TN - no problem. Sales tax where I live in NY is 8.75%.

It is usually more reliable to contact a local agent and allow them to set up a more precise notification system on your behalf to cut out a lot of the properties that miss the mark of the water feature you are looking to purchase. Thankfully, a Zillow consumer contacted me today and informed me that my home was available on Trulia for the ridiculously low price of $700/month rent. BEWARE!!! Have you tried a local lender yet, to see if you qualify for a mortgage? I recommend calling one to see what you can qualify for. Renting with a multi-pet family is difficult but there are a few that do so. See if you qualify for a mortgage with a local company, especially if you are transferring in your line of work. The water is through city of Sevierville and it averages around $40. monthly and that includes sewage. The power bill average $145.(total electric) in the summer months with the gas bill around $20.
