Suggest you go directly to Anne Arundel County Planning and Zoning. They are located on the thrid floor of the county office building on Riva Road. They have a "planner of the day" who will help you with your questions. I suggest you go there with the tax record so that they can easily reference the property. This visit is critical to your "due diligence" with respect to any offer. I would only make an offer that is contingent upon your ability to build your home of choice. You may ask for a 30 day period to clear your concerns. If you absolutely want to rent and not buy, you are better off looking in Broadneck than in SP. There are few good rentals in SP, most are in the old back-woods neighborhoods that are not as desirable and you will overpay for the 21146 zip code. However I would consider buying in Severna Park, as you will most likely not want to leave in 3 years once you experience the quality of life it has to offer, in particular its school system. ... more

I would definitely suggest listing your home now! The market is stronger now that it has been in quite some time. BRAC is actually here already. One thing I can tell you is that even though BRAC is here, one thing we are finding is that a lot of the people that are arriving are not buying. They are actually renting. The reason for that is that they most likely have a home that they own somewhere else and are having trouble getting it sold and they are renting it out. That prevents them from being able to buy once they arrive here in Maryland. It's the reason our rental market is so strong too. My office has more than 300 foreclosures coming on the marketing in the next 6 months and I can tell you that once those properties come on the market, it will flatten a bit. Definitely do it now and make sure you choose an Agent that does broad marketing and gives your home the best exposure possible! If we can help, let me know! That's a great question and a tough one. But a wise friend once told me that around here, you get what people are willing to offer. That's because of the uniqueness of Severna Park, the desirable school system and the waterfront properties. My great-grandfather had property here. So if someone wants in and likes what they see, falls in love, than all bets are off! Generally though you have to be realistic... if the buyer is financing, than the house must appraise for at least the selling price.

I see that a lot of the folks assume that you are military. If so, a lot of military or former military folks work through USAA. USAA works through a relocation network which may have only one or two members in each location. If you complete a transaction using one of their recommended agents, then you will receive a bonus. When I did this several years ago, the bonus amount was $500. If you are a government employee, I believe they have something similar. That said, I did use a USAA recommended agent to sell my house and to buy another one in different city. The selling agent was terrible and I had to fire her, but the buying agent was the best agent I had ever worked with. The problem with the system is that the agent pays your bonus and a referral fee out of his or her commission. This may make many agents hesitant to handle these transactions.

There are also relocation networks where firms refer clients to a firm in another location. The major franchise national real estate firms like Prudential, Century 21 have their own networks. The large local real estate firms are part of another network. They will pay referral fees to one another.

Now a real estate company may designate specific agents in each office to handle relocations. These agents may have special training in handling these folks or they may just have experience in the industry.
