A bit on the pricy side. The building is well kept as are the grounds just a tad pricy is all.

My husband and I own 30 singe family residences in Las Vegas Nevada. We also manage quite a few.

All of our clients, and I mean all of our clients claim depreciation on their investment properties. This is regardless of the fact that they use us as their property managers. They also claim the management fee as an operating expense.

I know this because our company is owned by three partners. Myself, the broker, our attorney who majored in US Tax Law, and my husband a venture capitalist.

While we are not allowed as realtors to give tax advice and everyone's tax situation is different; understand that I am not providing tax advice. I am simply providing a fact. The fact is 100% of all of our clients claim depreciation.

Initially, I venture to say that a single family home in Seven Hills does have excellent potential for rental income, pending the right circumstances. Do the HOA & your lender allow the home to be a rental? Contact a local agent who handles property management and discuss which areas and types of home would rent in a swift fashion for a great price. If you could find an outfit that handles both sales and property management, it could be a seamless transition.

Be sure to ask who owns the home. Then go to the Clark County Recorder's site (www.clarkcountynv.gov/recorder) to check to see if that person really owns the home. You will need the Assessor's Parcel Number (APN) but you can find that out by typing in the street address.

If you rent from an owner who is a Realtor, they have to put your security deposits in a special trust account which is then co-owned by the Real Estate Division. They could lose their license if they ran off with your money, so it's unlikely. A safe option.

Good luck finding a great rental in Clark County.

Yes, home owners and rental companies do offer short term rental opportunities. There can be an inflated fee due to the limited occupancy time, but they can sometimes offer furnished and all inclusive properties. An example of this would be VRBO. Often working directly with home owners will often result in rental terms that are satisfactory to both. You also contact a local Realtor to assist with your search.

It's much easier to work with a single agent. Not all real estate agents do rentals. Often we ask that you look over the listings we email you, drive by, and narrow the list before showing. Once you find a property, the agent will give you the information you need to apply.

All three communities are excellent - it is purely a matter of preference. Once you see the communities for yourself, I'm sure that you'll have an opinion about which is right for you. I work with a lot of buyers who are relocating or purchasing from out of state, and I would be happy to tour these communities with you so you can get a feel for how they differ.
