Of course, private schools are different, but for public school regulations, many are found right on the website itself. HOA fees indicate there is a Home Owner's Association (HOA) and that this association charges a fee to become a member or to maintain a residence in that community. Sometimes charged annually, more often HOA fees are charged monthly (in some instances quarterly) so it's important to not only take a look at the number, but the frequency that the fee is charged. An HOA fee usually is instituted to cover the association costs such as mailings and perhaps the hiring of a property management company, for example. Caution: Many times a monthly maintenance fee is charged IN ADDITION to the HOA fee. Monthly maintenance fees can differ from HOA fees in that these fees usually cover things such as ground maintenance, trash, water, sewer, recreational facilities upkeep and any combination of these or additional services.

Each community and association has its own rules and regulations about out-of-town residents (such as leaving a key with the association in case of plumbing or other emergency issues). The rules and regulations are available for reading for a potential buyer. Other considerations for out-of-country citizens are taxes upon the sale of the unit and other issues, so that an agent will recommend that a purchaser consult a tax professional or a real estate attorney in order to be sure that the buyer is aware of all of the implications of a purchase. Hiring a reputable real estate agent is a very good idea as a good agent will help buyers (foreign or domestic) wade through the mire of a purchase.
