That does sound like a great way to make a buyer fall in love with your house, but know of no specific provision waiving the rental regulations due to the property being for sale. However, if I were in your shoes, I would contact the governmental authority for that area to verify.
Barbara's proposal is interesting....but I think you would need to be careful not to veer into leasing. I think the bottom line is that if your guests annoy the neighbors in any way, you run the risk of them complaining. Fines are steep.
