Well, you can do your own searching as suggest, or if you like I can do some searching for you. At $1,200/month you should be looking in the Jersey City area, particularly the Grove St. area. If you work in Lower Manhattan, you can get a practically brand new 1 BD/1 BA apartment in Harrison in a building right next to the PATH train station for around that much (look up Harrison Station apartments). In my area of Southern Monmouth County and Northern Ocean County, the landlord pays the fee. But, it can be done either way. It all depends on what the listing agreement stipulates.
All you have to do is ask the agent you are working with and he/she will be able to tell you.
