A seasonal rental is just that, a short term rental and in the case here, for the winter season. Your deposit or full payment is due by November 1 or the agreement is void. If you are talking about sun n lake of Sebring, the maintenance fee is an assessment (or tax, like a city tax) that covers road maintenance, our water and sewer plants, fire department, security, etc much like a city tax if you were in city limits. 1st go to your county Property Appraiser's website to find out who actually owns the property.

2nd take the owner's name and do a search at your county clerk's website for public records and if there is a lawsuit pending (LIS PENDENS) then it will appear here.

Good luck and if there is a foreclosure pending this doesn't allow you to stop paying your rent. Your rental contract normally doesn't have stipulations about landlord who are delinquent on their mortgage payments. I've seen many unscrupulous landlords that will file an eviction on a tenant that stops paying so absolutely do not ruin your credit with a eviction!

You may legally have the right to ask the landlord for verification that your deposit is being held in a separate account at the bank.

Also on the public records search it may show how much the landlord owes. If there are large mortgages then although it may not be in foreclosure right now, it may happen in the future.

You may also have the Sheriff showing up to serve you with foreclosure papers.
