Hi Gayle,

The address, 5380 Lone Pine Rd, Sebastopol, CA 95472 is located in an area that's eligible for the no money down USDA mortgage BUT the home may not be due to it's condition. You'll need to have an agent tell you if it will pass an FHA appraisal but from looking at the pictures, I don't think it will.

One of the best things about the USDA mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $270,000 is going to have a monthly mortgage insurance payment of $303.75 but on a USDA mortgage it's only going to add $90.00 to your monthly payment.

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

Mitigation of noise can be accomplished by dual pane windows, plantings of large shrubs, & trees, to block sound, placement of bedrooms to rear of home, heavy drapes/shutters, carpeting, etc.
Traffic will only grow greater w/time, and many people cannot adjust to constant noisy road traffic.

I know of a property that will be availble in August which hasn't gone on the rental market yet. It's a 4 bedroom with a granny unit/home office and has a lovely yard and garden with a built in pool. The price is $3800. Please let me know if you're interested. It is within walking distance to downtown but has a country feel.

There is a notice of default filed against the property as of december 2012, but no notice of sale filed yet so the property has not gone to foreclosure auction, nor is yet scheduled to do so.

From what I can see, the foreclosure paperwork is the standard forgery servicers/banks have used to foreclose millions of homes with securitized loans. However, the owner probably doesn't know how to fight back about that as it was withdrawn from the short sale last october prior to the NOD.

This property is a mobile home on 2+ acres zoned DA with engineered septic and private well. It will be difficult to finance for any buyer not using cash.

Since it is still in private ownership, the new law requiring lenders to maintain properties they have foreclosed won't yet apply. If you like, I will contact the short sale agent and/or owner if possible to inquire about property maintenance.

LOL! I'm amused at how many folks consider their particular area the "Banana Belt". Truth be known there are BB's all over the USA. As far south Vista, CA renouned for it's "MIcro" Banana belt climate with an average year around temp of 72 degrees, over 300 days a year of sunshine and less than 14 inches of annual rainfall.

And as far North as Sequim, WA, aka "The Blue Hole" named by pilots flying over the area from Seattle to Vancouver BC who alwas noted how the sky opened up whence flying over Sequim. The average annual rainfall is around 16 inches and the average year around climate is in the high 60's and it seldom snows.

Unlike many opinions so far Banana Belts are not exclusive to the California Coast or the Pacific Coast for that matter. There's BB's in the Black Hills and even in areas of Montana and on the East Coast. Take a look at the Wikipedia definition provided by Deborah below.
