First have you spoken to your agent and his/her broker on what they can do for you. This is what you should be doing first..
Your agent or you can contact the termite company for the reciepts if they did the work.
Your agent can help you get a second opinion from another termite company.
Your agent can give a notice to perform which your agent should know about and help you with if
need be.
You can talk with a real estate attorney on what you can do legally.. Your agent should be helping with all of this and be on top of it so you know it is being taken care of..
Talk to your agent/ or their broker.. Hopefully its a big company which has their own attorney...
What company is it that is helping you get your new home? Just curious...not necessary

I know of a great deal on a Probate Sale property in the 55+neighborhood of Leisure World, it's a 2b & I think you could get it for about $10-15k of the already low listed price. Leisure World is cash only everyone technically owns these units as a co-op. Only the condo units that back Seal Beach Blvd are actually condos & can be financed.

You are not alone in your situation at all! However, the one advantage you do have is that you have time to do your research. I would suggest you look into purchasing a short-sale or an REO in a neighborhood that you would like to live in. There are many areas I would suggest you look into such as the Pasadena area or even a little more to the east. Right now is a great time to buy because FHA loans have expanded the ability of the southern Californian to own a home.

With regard to financing help, I have a great contact at a direct FHA lender (where you won't be paying broker fees) who would be more than happy to discuss financing arrangements with you. Generally speaking, new inquiries constitute only 10% of your overall credit profile. But there can be no definite way for any of us to tell you with certainty how the use of any program would impact your score without knowing the other 90% of the picture too.

My advice is that if you're serious about getting pre-approved for a mortgage, screen several lenders/brokers and talk with them at length about your goals. Once you're comfortable with one or two of them, you can obtain your credit report through the pre-approval process. We're going to need that info anyway to further the loan process.

Finally, I have never seen a case where a customer has shopped smartly for a loan and has, as a result, had a negative, material impact to his/her credit score. Never.
