What is the contingency clause?



When you sell your home, the closing agency will have to satisfy the liens against the property in order. First mortgage gets paid in full first, then a Second mortgage would be paid, then any subsequent liens (IRS, mechanic liens, etc.) Before the seller gets paid anything.

The only time this would usually be an issue is if you were in agreement to sell for a price which would satisfy the first mortgage but not the second mortgage, in which case you are essentially entering into a short sale agreement with the Second mortgage company, or toy are bringing cash to the table to satisfy the Second mortgage.

However, the bottom end of the market has been particularly active, skewing the data. Very difficult question. Of course, I think all of Sea Isle City is amazing! That being said, I would have to know your specific interests to find the perfect location for you and your family. Either end of the island (Townsend's Inlet to the south and Strathmere to the north) offer the convenience of being both close the ocean as well as close to the bay. Both areas tend to be a bit quieter than the center of town where you find many of the island shops, restaurants and clubs. If you love to fish, we have many bay-front homes that come with docks to keep your boat close for those quick excursions. These properties offer amazing sunset views and tons of amenities. Or, if you prefer, we also have glorious ocean-front properties that have views of the ocean to die for. Really good question. It comes down to which town feels right for you. Both offer a lot of opportunities, and they are both excellent in terms of investment and rentals. Ocean City is a bigger community and probably has more shops/restaurants open in the off season. However, all shore towns try to extend the season with events through the fall and spring.

Hello Helen, 114 82nd Street unit #C is a 2 bedroom, 1st floor rear unit.
The property has two buildings on the lot. A front building which is a duplex(two units) and the rear building is also a duplex(two units). Unit C is located on the 1st floor of the rear building. It is a 2 bedroom, 1 bath unit with updated interior, nice front porch designated to the first floor only with off street parking in rear for C and D units and a side concrete area which is shared by the rear building owners only. Having said that, you made a decision to buy your ";dream home" based on what was likely a diligent and careful search. You have seen all of the other homes that were available on the market and decided on this one for some very good, solid reasons. Trust your initial judgement.

Although four thousand dollars is a lot of money, compared to the "deal" that you are likely getting on this home it is insignificant. 2011 is the year that all buyers will be looking back on and saying; "I should have bought that seashore home"! So, just buy that home and rest easy.
