You should have a local well experienced listing agent assess what the home is worth in todays market. There is no model or averages when setting value. It doe snot even matter you bought it a year ago. They can tell you what it is worth, what you should ask and what price you may get ... more

any termination liability should be completely spelled out in the listing most cases there is a fee to cover advertising costs, other expenses incurred by the realtor. There probably is also a clause that if you sell the home within XX days of cancellation, a commission would be due to the listing agent....again all of this should be spelled out in the listing contract.
