Good afternoon Nathan,

First steps:

Meet with a Local Mortgage Banker to get prequalified for mortgage financing. The Mortgage Banker will review all facets of your loan request to answer your questions with regards to the types of loans and maximum loan amounts you could qualify for.

Get a referral to a good, local, real estate attorney. Call the attorney, retain the attorney so you have her information handy when you make an offer. Having that information at time of offer helps you demonstrate to the Seller how serious you are, and they will consider your offer with more interest.

Line up a Home Inspector. A good home inspector will scare the heck out of you: that's what you pay him for! But you'll concentrate on the fundamentals of the property: roof free of leaks, plumbing, heating and electrical up to code and in good working order. Again, when you make an offer and you have your Home Inspector ready to go, your offer will be considered with much more interest by a Seller because you truly have your "ducks in a row" and your preparation demonstrates your serious attitude about conducting the purchase transaction in a timely manner.

Find an experienced Local Realtor who works in your desired shopping area. A serious pro Realtor will refuse to show you homes until you are Prequalified for mortgage financing. Don't take offense! That Realtor doesn't want you to be disappointed and wants you to have a smooth experience as you shop for your new home.

I certainly can see why you want this corrected.... This question was back in January, so, I'm sure it is probably been corrected... But I have to add, That is a wonderful street! Glenville is a wonderful place to live and taxes are usually listed on each listing, However< I have found that these are sometimes just estimates or can be inacurate, Your Realtor can certainly get you accurate information by contacting the tax assessor.

The minimum acceptable standard for a FHA loan is 640 FICO score. Beware of any lender offering you financing with a credit score lower than that. Rest assure you will receive undesirable terms and it will be an expenisve for loan Work on improving your credit first.

The best month to list your house is the month you decide you want to sell.

This past December I had 6 closed transactions. While the cold weather and snow may lower the number of potential buyers, but rest assured that homes are still selling. If your competitor decides to take their home off the market for the winter you have less competition.

Important! Buyers who are shopping during this time show a higher motivation to purchase because their home just sold or they just moved into the area or their current living space is not enough. They want to buy now.

Some areas have a longer sales cycle than others. Typically as the price increases the sales cycle increases. Locations have higher and lower demands, for example, property in mid-town Manhattan commands a higher value due to higher demand. Property value in Machias NY, a rural community by comparison, will command a lower value. Areas in and around cities commonly have shorter sales cycles than areas in rural or less densely populated areas. It all comes down to market value.

Market Value: The highest a buyer will pay and the lowest the seller will accept. Sellers always want the highest and buyers always want the lowest.

The best suggestion I have is if you are looking to solve the problem in selling a home is to talk to a Realtor. Call me.

1st time home buyers should first understand their ability to purchase by consulting a mortgage professional. As a realtor I have a duty of honesty. If someone is interested in buying, the very first question is, "Have you gotten a mortgage pre-approval?"

If you have a pre-approval, then the pre-approval may tell you you can purchase $300,000 worth of home. You may not want to spend the maximum you are approved for. The best guidance I give someone is to ask, "How much are you paying for rent currently?" If that price is extremely easy to pay then you have a good estimate of the lower amount of your total mortage payment. If that price is a challenge to meet then you have your higher monthly total mortgage payment amount.

The second most important advantage is the tax advantages that you can write off on your income tax. All the interest deductions of the interest on the mortgage. Best of all you can decorate your home as you see fit without having to get permission from a landlord.
