YES! Throughout southern Westchester, parking rules are strictly enforced because I’ve received tickets in Eastchester, Mamaroneck, Larchmont, New Rochelle and White Plains over a period of years. NEVER assume you will get away with parking illegally for “just a few minutes.” Garth Rd. is always busy and has very limited parking considering the number of shops by the train station.

As for Election Day specifically, I don’t know but I would consider Election Day as a regular day. It’s not one of the Federal designated holidays.

Considering I'm in Larchmont and a former realtor, accept my congrats for the courage to list your home For Sale By Owner. Be prepared for the onslaught of Westchester realtors to contact you and tell you that you are stupid and foolish for listing by owner. Expect them to recite prepared scripts citing statistics from the National Realtors Association that say listing with a broker will get you top dollar and sell your home faster.

It is false and has no facts to it. I know. As a former realtor, I was told to do the same thing.

Unfortunately I can't speak to Trulia's methods but I can send you information about schools. As a Realtor, I can't recommend schools or school districts so I always have third party data on hand. Westchester Magazine publishes an in depth chart every year that may be helpful because all data comes directly from the NYSED school report cards:

I love how all of the replies are from realtors who are trying to sell their apartments on Garth Rd. I lived on Garth Rd. It's not as rosey as everyone here paints it out to be.

The parking situation is bad - spaces are really close and you have a 90% of your car getting dinged or hit - was almost a monthly event for me so make sure to drive a beater. Parking is better at the end of Garth Rd, near the baseball field and horrible at the front of Garth Rd. where the shops are.

If you get a space in the garage (most buildings have waitlists) it won't help because the spaces are so close to each other that I had to fold my mirrors on a small coupe. Don't even bother with an SUV as it will not fit in any space in a garage.

The residents on Garth Rd. drive and leave the cars on the side of the road and they don't care if other people can't get through so had to call the cops a couple of times since I just couldn't get through someone who decided to park blocking everyone behind him because "they had to run in for a sec to get something".

Our apartment was nice except we had an old person upstairs blasting his TV all night because he couldn't sleep at night and couldn't hear well, a drug addict on the same floor (was the co-op president's son) who would get high and blast his music until 3am (no matter how many complaints nobody was going to do anything about him) and except for a couple of nice neighbors, the rest of the people in the building don't care about anyone else.

Most of the buildings on Garth Rd. are occupied by old people so sometimes if you are a younger person (I mean < 40 years old), it feels like you are living in a retirement community. We went to one coop shareholder meeting and were the only people under 25 in the whole room of shareholders.

Selling the apartment was also very difficult as the board wanted a cash buyer and they keep changing the minimum down required every couple of years and can basically reject anyone for any reason (lost a lot of potential buyers this way). In the end, we made a couple grand on the apartment but it took almost a year to sell. The market is flooded with Garth Rd. apartments and selling with the board approval is not very easy.

Would I recommend living here? It depends, the commute is easy if you take the train (just make sure your windows aren't facing the train). It's nice that you can walk to the restaurants and shops on Garth Rd and maybe to Scarsdale village. The schools are very good if you have kids in school. Maybe my building was the exception, but that was my experience living on Garth Rd.

I don't think your taxes would really be affected by this. If you were trying to change the driveway shape or move it to another part of the property, you could run into this kind of problem. Without doing that you should be pretty safe as far as your taxes are concerned. I hope your able to get your driveway changed to something you prefer more. It sucks to have not have things the way you want them at your own home.

I had the opportunityty to provide the inspection service for this beautiful estate. The amenities were plentiful to say the least. I'm sure my clients will enjoy living there.

The asking price at the time was $11,400,000 and I believe the sale price was $10,884,000.

The debt to income ratio that I would suggest is 25% of your gross income. Majority of mortgage broker in NY would recommend 30-35% of your gross income, but I think that’s bad planning. The easiest way to look at it is, if you are a couple, you should only purchase a property that you can afford with just one of your INCOME. For example, if Mary’s annual income is $80,000 and Mark’s salary is $60,000 than the two of should only purchase a property that is equal to 3 times Mark’s annual income. Or 35,000 [ (80 +60 ) x 25% ] toward your home, which Mark’s annual income would be able to take care of .
