There are a number of factors as to why a home is not selling. If you are using Trulia as your one and only source of marketing, that could be a major reason it's not selling. Buyers are searching for homes on the Internet, but they have many options for real estate sites to view homes. There are a variety of ways to market homes to buyers - Internet, open houses, ads, direct mailings, signs, etc.

The number one reason homes do not sell is price. If buyers perceive your home as overpriced for the current market, it will limit the number of showings.

Other reasons for a home not selling include things such as:
location
school districts
curb appeal
bad (or worse, no) photos used in advertising
your agent

Cost of Virtual Tours vary depending on the scope of the project. There are several pay services such as Tour 360, OBEO, etc....and there are also software programs where you can create your own. In terms of a professional presentation, I would suggest a pay service such as OBEO. They will send out a professional photographer and provide stills, panoramic and video. 1-800-SAY-OBEO. As a local real estate professional I would have say lake property in the Hayward area is really starting to take off... Again... That beings said prices are not as high as they were at the peak of the housing market. I feel now is a great time to have your property on the market, however I believe lake property will increase in value over the next two years.
