Land contract, or take out a credit card. If you can't get a credit card, then take out a secured credit card through any of the major companies, or a local bank. A secured card uses your own money as the max balance instead of the bank's. For every month the full balance isn't paid back off, you're charged the interest on the balance you owe. What I have run into recently in handling short sale listings where the buyer is working with their lender already is that the lender has already placed a set value on this property through either appraisal or Broker Price Opinions. In both cases I received low ball offers and they were either countered to the BPO value or rejected completely. The game seems to be changing a bit. Some of the advice given has merit.
